Residential Property Bookings In Hyd Dropped By 8%: KFI

Hyderabad: According to Knight Frank India’s latest assessment, residential property registrations in Hyderabad dropped by 8 per cent year-on-year (YoY) in March 2025. However, month-on-month (MoM) registrations rose by 6 per cent. Despite the decline in overall volume, the total value of registered homes rose by 5 per cent YoY and 14 per cent MoM, signaling a market shift towards higher-value transactions.
Properties priced below Rs 50 lakh -- which continue to make up more than half of total transactions—declined by 14 per cent YoY. In contrast, registrations for homes priced above Rs 1 cr grew 17 per cent YoY, accounting for 19 per cent of total deals in March 2025, up from 15 per cent last year. This signals a growing preference for premium homes across the Hyderabad region, which includes Hyderabad, Medchal-Malkajgiri, Rangareddy, and Sangareddy districts.
While the sub-Rs 50 lakh segment still dominates in volume, the appetite for high-value properties has accelerated. The Rs 1 crore-plus category contributed significantly to the total registration value with a 33 per cent YoY increase. Larger homes are also gaining traction, with properties exceeding 2,000 sq ft comprising 16 per cent of all registrations—up from 13 per cent last year. Majority of the registered properties in Hyderabad were concentrated in the range of 1,000 to 2,000 square feet (sq ft).
